Questions to Ask Before Signing a Lease
- Will I need a co-signer/guarantor?
- Will roommates have the same or separate leases?
- How much is the application fee?
- How much is the security deposit?
- How much is the rent? Is it reduced for partial months (such as move-in)?
- Will I have to pay the first and last month of rent at move-in?
- How much money will be due at move-in?
- When is rent due and how do I pay?
- What utilities are included? If they are not included, what is the average rate?
- What circumstances would make my security deposit non-refundable?
- What are the lease lengths? Do you offer shorter or longer leases?
- Can I sublet my apartment? If so, what are the policies for subletting?
- Will I be refunded my security deposit in full when I move out?
- Where can I park my car? Is there a cost associated with parking?
- Do you have a laundry facility?
- Are window coverings and/or furnishings included?
- What is the guest policy and parking policy if they are visiting?
- What is your noise policy and do you have quiet hours?
- What appliances are included (microwave, stove, etc.)?
- Is there a security system or do you have to provide one?
- Is there on-site management and maintenance?
- What is the lock-out or lost key policy?
- How and where will mail be delivered?
- Is the apartment pet-friendly? If so, what is the cost associated with having a pet and are there pet restrictions?
- Do you change the locks between tenants? Does each apartment door have a deadbolt and other safety considerations?
